Instead, our 120 Day, $10k Your Way marketing commitment is as simple as this: We guarantee to sell your home within 120 days and in the rare instance we fail, our service will be discounted by 3% of the sales price or $10,000 (whichever is less). Then when the house sells, this credit will be reflected on the settlement sheet per ADRE. This is NOT an attempt to underprice your home to ensure it sells. In fact, the house can be listed for 2% ABOVE the current fair market value so that you are given every attempt to net more money.

If we fail to surpass our internal standards and the home sits on the market for longer than 120 days from the time we list it, we will continue to market it aggressively. Many agents offer gimmicks, which are often a bait and switch. There are often so many asterisks and restrictions that make their promotional offer effectively meaningless.
